Bare Shell & Reinstatement for Commercial Sites

For a lease exit or landlord handback, the required bare-shell or reinstatement condition must be clear before work starts. Ogoldy validates the BOQ, retained items, access and handback condition, then executes the agreed de-fitment, selective removal, clearance and close-out.

Movement, handover and agreed documentation complete the scope.

Execution approach

Typical reinstatement scope

The BOQ may include partition, ceiling, flooring, fixture and defined MEP removal, debris clearance and cleaning. The handover condition determines what stays and what is removed.

If the requirement is dismantling and removal without a defined handback condition, use Office Dismantling & De-fitment.

BOQ and phased execution

We validate access, retained items, work zones and landlord requirements before scheduling removal. Floors or zones can be handed over in phases where the agreed programme permits. Where there is a fixed handback deadline, the work plan should reflect access windows, sequencing, retained items and the required final condition.

Recovery and close-out

Reusable or saleable assets can be assessed for a value offset where applicable. A final walk-through and the agreed close-out records support handover.

Frequently asked questions

Does bare-shell handover require removal of everything?

No. Work follows the agreed landlord handover condition and BOQ, including any items that must remain.

How is reinstatement closed out?

The agreed scope can include phased checks, a final walk-through and handover documentation.

Can reinstatement be planned around a landlord handback deadline?

Yes, subject to the agreed BOQ, access and site conditions. The sequence and close-out plan should be confirmed against the required handback date and condition.
